What actually changes from one ZIP to the next
Coastal exposure
We treat two mainland ZIP codes, 32084 and 32082, as genuinely coastal, and the barrier island at 32080 as coastal throughout. In those places condenser fins film over and stop passing air, hinge pins stiffen under the weight of a panelled door, and stainless speckles. Inland, a choked condenser is choked with house dust and pet hair instead, which is a cleaning rather than a conversation about corrosion — and it should be quoted as one.
Housing stock and how the unit was fitted
A built-in specified into a kitchen at the design stage almost always has its opening, its clearances and its electrical supply right. One retrofitted into a room laid out seventy years earlier frequently has none of the three. That single difference decides whether a repair is an hour at the grille or a planned removal, and it varies by ZIP code far more reliably than anything else on this map.
Storms and the outages that follow
Roughly 68 thunderstorm days a year cross the whole county, and the long outages after the named storms reached all of it. Control boards and variable-speed compressor drives often fail weeks after the event rather than during it, which is why we ask when the power last went out even when the complaint sounds unrelated.
Access and the drive
Downtown parking, a bridge at the wrong hour, a gate, a stair turn or thirty-odd miles of State Road 13 all change the length of an appointment more than the fault usually does. We block the outlying ZIP codes together and we would rather give you an honest arrival window than an optimistic one.
